Transforming the 600-square-metre vacant ground floor into eight prestigious luxury brand watch boutiques, Corgan was appointed by Paul Sheeran to co-ordinate the concept design of the brands in close collaboration with each of their design teams while supervising building regulation compliance and statutory consents.

As the architectural lead for the project, our primary objective, as appointed by the client, Corgan created an exceptional high-end jewellery store which serves as a unique and unparalleled retail destination in the bustling heart of Dublin City Centre.

The esteemed brands comprising this exceptional ensemble included IWC, Panerai, Jaeger Le-Coultre, Cartier, Hublot, Breitling, Tudor, and Tag Heuer under the anchor of Paul Sheeran.

How the brief was fulfilled

Each brand sought to embody their distinctive aesthetics within the Irish boutique. Corgan collaborated closely with all eight brands inclusive of Paul Sheeran Jewellers, to manifest their unique visions for their respective spaces.

One of the most significant challenges encountered during the project was effectively coordinating with overseas brands and project designers, primarily located in Switzerland. To establish seamless communication and prevent any potential errors, Corgan devoted substantial time to liaising with all design team members on a consistent basis. This allowed for the efficient and accurate information exchange throughout the project, especially during the pre-construction stage.

The timing of store openings held paramount importance, with stringent deadlines to meet. Phase 1 had a four-month construction timeline, while Phase 2 had a three-month construction timeline. The initial critical milestone involved opening four stores in time for the Christmas period, followed by the subsequent deadline for the grand opening of the remaining stores in March 2023.

The success of the project was determined by the close collaboration & co-ordination with brand designers but also with the overall project design team.

The brands maintain their distinct identity as individual boutiques as customers navigate effortlessly among the various interior spaces, all within a luxury setting.

As part of the statutory approvals, Corgan in conjunction with the design team, submitted a disabled access certificate application to Dublin City Council, Building Control, in order to demonstrate compliance with TGD Part M of the current Building Regulations. The application was successfully granted with minor conditions and allowed for universal accessability for the entire project.
